On the hunt… for a property
This can become the most frustrating part of taking the step to move home. Nest In Essex advises you only start looking at properties and booking viewings when you’ve achieved a sale on your property.
If you chose an estate agent other than Nest In Essex, you may find they’re more interested in getting your property on the market than finding you somewhere new to live; regular phone calls with pressuring sales tactics become an everyday occurrence. We pride ourselves in not treating our customers like that, so give us a try and avoid the hassle!
Remember: It’s very unlikely that anybody will accept an offer from you until you’re in a position to actually proceed with the sale. This means you could potentially see a property and fall in love with it but lose it to somebody in a better position than yourselves. So time is of the essence.
Once you have decided you want to start searching, it’s helpful to write down 10 ‘musts’ that your new property should to have. For example.
• Location needs to be *blank*
• Needs to be within *blank* distance of a station
• Needs to be within *blank* of a particular school catchment area
• Must have a minimum of *blank* reception rooms
• Must have a minimum of *blank* bedrooms
• Must have a garage
• Must have a garden of at least *particular size*
• Must be under *blank* price
• Must have side access
• Must have a driveway
Once you are viewing properties, you are very, very rarely going to find something that has all ten things on your list. So you need to figure out the 5 features the property ‘must’ have without fail, keeping the other 5 as a bonus. This way you will find it easier to find something. Creating a criteria is very important at this stage.
Once you have done this, the next stage is registering with the online portals for daily updates on the market. It’s a good idea to create accounts on websites like Rightmove.co.uk and Zoopla so they can email you with daily updates of properties that have been uploaded within the last 24 hours that meet your criteria.
Next is social media. Spend an afternoon ‘liking’ all the Facebook pages of local agents as you will find some of them like Nest In Essex upload all properties on their Facebook page a few hours before the large portals like Rightmove.co.uk, which could give you the heads up on properties.

Top tip: Arrange for multiple viewings on the same day if possible, as it will help you to compare different properties whilst they’re all fresh in your mind. This will help you make a decision. Then consider which properties you liked best and arrange a second viewing – you will often notice more on the second viewing then you did on the first.
